Financing from multiple investors

When you need more than a single lender is willing to provide, we can bring several vetted investors together into one facility. You deal with us and sign one agreement.

Talk through my situation→

Who it suits

  • ✓Companies and sole traders with an IČO who need a larger amount secured by Czech property
  • ✓A development or investment project too large for a single lender
  • ✓Your bank declined or offers only part of the amount you need
  • ✓You want one agreement and one point of contact rather than negotiating with many investors

When it is not a good fit

  • –Consumers or financing for personal needs
  • –Smaller amounts, which a single lender can handle faster and more simply
  • –Projects without a realistic repayment plan or sufficient security

How we proceed

  1. 01

A free, no-obligation consultation about the project, the amount and the repayment source

  2. 02

A check of the title deed (list vlastnictví) and of your company in ARES, the insolvency register and the VAT register

  3. 03

Preparing information for investors and bringing vetted investors together into one facility

  4. 04

Help with the agreement, pledge registration and coordination throughout the facility

Some projects need more money than one non-bank lender is able or willing to provide. Typically these are development projects, the purchase of larger commercial premises, or refinancing a substantial amount of debt. In those cases we can bring several vetted investors together into one facility secured by real estate in the Czech Republic.

From your side, it is simple: one point of contact, one agreement and clear terms. We handle the coordination between investors. We work only with businesses that have a Czech company ID (IČO). ICORENT is not a bank.

When multi-investor financing makes sense

This approach makes sense if:

  • you need more than a single non-bank lender usually provides,
  • you have solid security, such as one or more properties,
  • your project has a clear plan for how the financing will be repaid,
  • your bank declined the project or will finance only part of it.

For smaller amounts, a single lender is usually simpler and faster. If that applies to you, we will say so.

Typical projects we see include:

  • construction or refurbishment of residential or commercial buildings,
  • purchase of a larger site, warehouse or office building,
  • refinancing several loans across multiple properties at once,
  • completing a project where the original financing fell short.

We assess every project individually. The size of the amount is not decisive on its own. Quality of security and a realistic repayment plan matter more.

How it works with us

We understand the project

In the consultation we discuss what the money is for, the amount you need, what security you have and how you will repay. For projects we also look at the budget and timeline.

We check the property and the company

The first step is a review of the title deed for every property to be pledged. In Czechia this is the list vlastnictví (LV), an extract from the Land Registry (katastr nemovitostí). We check ownership, pledges, enforcement orders, easements and any plomba, a flag showing a pending registry proceeding. We verify the company in ARES (the business register), the insolvency register and the VAT register.

We prepare information for investors

Investors need clear and truthful information. We help you prepare it so the project is described accurately, including its risks.

We bring investors together

We approach vetted investors and combine their participation into one facility. We explain how it is structured, who the contracting party is and who holds the pledge.

We stay in touch

After drawdown we remain your contact for communication with investors, for example for staged drawdowns or changes.

What you can expect from us

  • One point of contact. You do not have to explain the project to each investor separately.
  • Vetted investors. We know and check the investors we approach.
  • Truthful information on both sides. We do not dress up your project for investors, and we do not hide terms from you.
  • No promises upfront. Whether a facility comes together, and on what terms, depends on the project and investor interest. We cannot and will not guarantee it.

What affects the cost

The total cost includes:

  • the interest rate the investors require,
  • fees for preparing and coordinating the facility,
  • valuation, notary, legal and Land Registry fees,
  • early repayment and extension terms,
  • translation costs, if needed,
  • our fee, which we state in advance and in writing.

Terms depend mainly on the amount relative to the value of the security, the quality and saleability of the properties, the term, your company's track record and how clear the repayment source is.

Risks

  • You can lose the property. If the financing is not repaid, the pledge can be enforced and the property sold.
  • Project risks. Construction delays, cost overruns or slower sales can jeopardise repayment.
  • A more complex structure. Read carefully how decisions about changes and extensions are made.
  • Total cost. Compare the full amount you will pay with your other options.

We recommend having the documentation reviewed by an independent lawyer and tax adviser. If you do not read Czech, insist on translated documents.

Documents to prepare

  • your IČO and basic details about the company and its owners,
  • title deed numbers (LV) or property addresses,
  • a project description, budget and timeline,
  • an overview of current liabilities,
  • financial statements or tax returns for recent periods,
  • for development projects, the building permit and any agreements with buyers.

A short project summary is enough to begin with. We prepare the detailed documents together.

Questions

Will I have to deal with each investor separately?+

No. The point is that you have one agreement and one point of contact. We explain upfront exactly how the facility is legally structured.

Who are the investors?+

They are investors we vet. The mix varies by project. You will always know who the contracting party is and who holds the pledge.

Is it more expensive than a loan from a single lender?+

It can be, because preparation and coordination take more work. That is why we always compare total costs against other options.

What does the first consultation cost?+

It is free and non-binding.
